Meet Johanna Summersett: Your Northern Nevada Real Estate Guide

Reno has always been more than a real estate market to me. It is a city I genuinely love, a community I am deeply rooted in, and a place I have had the privilege of watching grow and evolve. Helping people buy and sell homes here has allowed me to build lasting relationships while staying connected to the neighborhoods and people that make Reno and Northern Nevada such a special place to call home.

At the heart of my business is a relationship-first philosophy. Markets change, interest rates move, and every client’s situation is different, but my commitment remains the same: guide people with integrity, expertise, honest communication, and a long-term perspective. Because behind every transaction is a person or family trying to decide what comes next, and that decision deserves more than just a sales pitch.

Real Estate Is Personal, Even When the Numbers Matter

I’ve never believed that selling a home should begin with a sales pitch.

It should begin with a conversation.

What are you trying to accomplish? Why are you thinking about selling? Is timing important? Are you buying another home? Moving out of Nevada? Downsizing? Making room for a growing family? Or are you simply curious about what your home might be worth today?

Those questions matter because no two sellers are walking into the same situation.

The numbers matter too, of course. A lot.

Throughout my career, I’ve sold more than $150 million across more than 300 homes, ranked in the top 0.5% of REALTORS® nationwide, and ranked Top 50 in Northern Nevada.

I’m incredibly grateful for that record, but numbers only tell part of the story.

The part people don’t always see is everything happening behind those transactions. Conversations at the kitchen table, pricing discussions that aren’t always easy, last-minute negotiations, inspection surprises, changing timelines, and those moments when everybody involved needs to focus on the next right move.

Real estate can get emotional. Fast.

And that’s where experience matters.

Awards Are Nice. What They Represent Matters More.

Over the years, I’ve been fortunate to receive recognition including:

  • -Founders Elite Award from Better Homes and Gardens, 2024 and 2025
  • -Women’s Council of REALTORS® Top 25
  • -Reno Real Producers Top 50
  • -RealTrends Verified Top 1% Nationwide

I’m proud of those accomplishments. I’d be lying if I said I wasn’t.

But I don’t expect a homeowner to choose who they work with because of a badge on a website.

To me, recognition should represent something bigger.

It should reflect:

  • -Clear communication when something changes
  • -Thoughtful preparation before a home reaches the market
  • -Honest conversations about pricing and expectations
  • -Careful negotiation once offers start coming in
  • -Attention to the details that can affect a transaction between contract and closing

Markets change, and strategies have to change with them.

There are times when homes seem to move almost immediately. There are other markets where buyers become more selective, inventory sits longer, and pricing becomes much less forgiving.

You can’t use the same playbook forever and expect the same result.

That’s something I take seriously.

Northern Nevada Is More Than One Real Estate Market

One of the things I appreciate most about working in Northern Nevada is how different one community can feel from another.

Reno and Sparks may be the first places people think of, but the market stretches far beyond those two cities.

I work with homeowners across Northern Nevada, including Reno, Sparks, Sun Valley, Spanish Springs, Cold Springs, Carson City, Minden, Gardnerville, Fernley, Dayton, Silver Springs, and Fallon.

Each of these communities has its own market, its own pace, and its own considerations for buyers and sellers. That local context matters when you’re deciding how to price, prepare, and position a home.

What is happening in Reno may not perfectly reflect what is happening in Fernley.

A buyer looking in Spanish Springs may be thinking about completely different priorities than someone considering a property in Carson City or Gardnerville.

Even within the same community, two homes that look similar online can perform differently because of condition, location, upgrades, lot characteristics, competition, timing, and plenty of other factors that don’t always show up in an automated estimate.

That’s why I believe local conversations still matter.

Online tools are helpful. Market reports are helpful. Data is absolutely helpful.

But context matters too.

A lot.

How I Approach Selling a Home

My approach is pretty straightforward: be honest about the numbers, prepare the property thoughtfully, negotiate carefully, and make the process as manageable as possible for the people involved.

For me, that means focusing on a few things from the beginning:

  • -Honest pricing: Looking at current market activity, comparable properties, competition, and the specific features of the home.
  • -Real preparation: Identifying what may actually help before listing instead of assuming every property needs expensive updates.
  • -Clear communication: Making sure clients understand what is happening and what their options are throughout the process.
  • -Expert negotiation: Looking beyond the offer price to financing, contingencies, inspections, concessions, timelines, and other important terms.
  • -Concierge-level service: Helping coordinate the moving pieces so the experience feels organized rather than overwhelming.

Sometimes preparing a property means making certain improvements. Sometimes it means doing far less than a homeowner originally thought.

Spending money simply because you assume every home needs to be completely updated before selling doesn’t automatically mean you’ll see that money returned.

The goal is to understand where effort and money actually make sense.

Pricing works the same way.

I believe sellers deserve a realistic conversation about the market. Not an inflated number designed to win a listing, and not unnecessary pressure to price lower simply to make a home easier to sell.

I look at the property. I look at comparable activity. I look at competition. I look at what buyers are responding to right now.

Then I build the strategy from there.

And once an offer comes in, the work isn’t finished.

Price is obviously important, but so are financing terms, contingencies, timelines, inspections, concessions, and the overall structure of the offer.

Negotiation is rarely just about one number.

That’s why my goal is to give clients the information they need, explain their options clearly, and help them navigate each step without making the process feel more complicated than it already is.

Because buying or selling a home is a big decision. It deserves more than a rushed conversation.

Thinking About Selling? Start With a Conversation.

You don’t need to know exactly what you want to do before reaching out.

Maybe you’re ready to sell now.

Maybe you’re six months away.

Or maybe you saw what a home down the street sold for and you’re sitting there with your coffee wondering, Okay... so what does that mean for my house?

That’s a perfectly good place to start.

You can request a home valuation to get a clearer picture of your property and the current market, and from there we can talk through what makes sense for you.

Conclusion

Real estate has taught me that the best decisions usually come from having the right information, asking the right questions, and not feeling pressured to move before you’re ready.

Whether you’re preparing to sell, thinking about your next move, or simply trying to understand what your home may be worth in today’s Northern Nevada market, I’m here to help you make sense of the process.

No two homes are exactly alike. No two sellers are either.

And that’s exactly why every conversation should start with you.
