What this site is, and what it is not

This site is marketing and information for Johanna Summersett ("I", "me"), a real estate salesperson licensed with Better Homes and Gardens Real Estate Drakulich Realty.

Using this site does not create an agency, brokerage, or client relationship between you and me. That relationship begins only when a written agreement is signed by both sides. Until then, nothing you send me and nothing I say here creates a duty of representation.

All real estate activity described on this site is conducted through my brokerage, Better Homes and Gardens Real Estate Drakulich Realty, as Nevada law requires.

Property and listing information

Property information on this site is drawn from my brokerage and other sources I consider reliable, but I cannot warrant it. Specifically:

Listings shown may already be under contract, sold, or withdrawn.
Prices, availability, square footage, lot size, bedroom and bathroom counts, taxes, and features are not guaranteed and should be independently verified.
Photographs may not reflect current condition.
Sold information reflects public records and may lag actual closings.
Listings offered by other brokerages remain the property of, and are the responsibility of, those brokerages.

Home value requests

When you ask what your home is worth, I prepare a market analysis based on comparable sales and local conditions. A market analysis is an opinion of value, not an appraisal, and it is not a formal opinion for lending, tax, legal, estate, or divorce purposes. Only a licensed appraiser can produce an appraisal. Anything I provide is for your general information and is not a guarantee of what a property will sell for.

No professional advice

Nothing on this site is legal, tax, accounting, financial, or engineering advice. Real estate decisions have consequences in all of those areas. Please consult the right professional before acting.

What you send us

If part of these terms does not hold

If any provision is found unenforceable, the rest stays in force and the unenforceable provision is applied as closely to its intent as the law allows.
